  • Cracks wider than 1/8 inch running diagonally across the slab. These indicate differential settlement, usually where Santa Clara’s expansive clay soil meets a former creekbed deposit. The crack is a symptom; the fix is structural underpinning or pressure grouting, not surface patching.
  • Spalling or surface flaking, especially near the garage door or ADU entry. This happens when de-icing salts or fertilizer runoff penetrate the capillary pores, then freeze-thaw cycles pop the surface. Quikrete’s standard mix is not designed for chemical exposure without a sealer.

What you should not do: jackhammer a structural slab, cut rebar you didn’t place, or pour a Quikrete topping over an active moisture problem. The load path in an ADU or addition is engineered; altering it without understanding the shear wall layout risks the whole structure.
