IKO Windows & Doors: The Santa Clara Owner’s Guide

IKO window and door replacement in Santa Clara typically runs $4,500-$15,000 for a full window replacement and $800-$3,000 for individual door panel or sash repairs, with most IKO-compatible hardware and weatherstrip components in stock for same-day installation. We carry IKO-specific replacement sashes, sill caps, compression seals, and multipoint locking hardware for the ProLine, Designer, and Performance series that were installed across Santa Clara County from the late 1990s through the mid-2010s. Most homeowners realize something’s wrong when the bedroom window won’t stay open on its own, or when the sliding patio door needs a shoulder to close against the jamb - both signs that the balance system or roller carriage has reached its cycle limit.

Which IKO Models This Applies To

IKO sold three residential window and door lines in the California market, and the part you need depends entirely on which badge is stamped into the glass spacer or etched along the hinge side of the frame.

ProLine Series (1998-2010): Single-hung and sliding windows with white or almond vinyl frames. The balance shoes are IKO-specific #PL-4400 and #PL-4401 - not interchangeable with Simonton or Milgard equivalents despite similar dimensions. The critical gotcha: ProLine used two different sash cam widths (1-1/4″ and 1-3/8″) depending on whether the unit was manufactured in the Toronto plant or the Chicago plant. We measure before ordering.

Designer Series (2002-2012): Double-hung and casement units with woodgrain laminate interiors. Multipoint lock hardware here was sourced from Roto Frank, but IKO specified a 28mm backset rather than the standard 35mm. Aftermarket multipoint kits won’t seat properly without machining the mortise, which we don’t recommend.

Performance Series (2006-2016): The last IKO line sold before the brand exited the U.S. residential market. These used a proprietary tilt-latch design (IKO part #PS-TL-01) that cracks predictably after 8-10 years of Santa Clara’s thermal cycling - hot afternoons against cool Bay breeze evenings. We stock the reinforced aftermarket version that fits without modification.

Rowan Construction Group Santa Clara is an independent service provider, not affiliated with IKO. We source OEM where it’s still available, and where it isn’t, we specify the equivalent that fits and functions without jury-rigging.

Signs Your IKO Windows & Doors Is Failing

Signs Your IKO Windows & Doors Is Failing
  • Sash drops or won’t stay raised. The coil balance spring has lost tension or the balance shoe has cracked at the pivot cam. In Santa Clara’s dry summers, the nylon pivot cams become brittle faster than in humid climates - we replace these with glass-reinforced composite shoes that hold up to UV exposure.
  • Visible gap at the meeting rail when closed. The interlock weatherstrip has compressed past recovery, or the sash frame itself has bowed from thermal stress. IKO’s vinyl formulation from the 2003-2008 period was particularly susceptible to this; we check for square before quoting a seal replacement versus full sash.
  • Condensation between glass panes. The insulated glass unit (IGU) seal has failed. IKO units from this era used a stainless steel spacer - better than aluminum, but the PIB primary seal still degrades. We measure glass thickness (typically 7/8″ overall for IKO) and order a replacement IGU rather than replacing the entire sash if the frame is sound.
  • Sliding door requires excessive force to operate. The tandem roller carriage has flat-spotted or the track has worn a groove. IKO sliding doors used a 1-1/2″ diameter steel roller with a nylon tire; after 15 years, the tire disintegrates and the steel wheel scores the track. We stock the retrofit carriage with a stainless steel axle and polyurethane tire.
  • Lock lever turns but doesn’t engage. The multipoint gearbox has stripped internal gears, or the shootbolts have corroded in their housings. Santa Clara’s coastal-influenced air accelerates this - we disassemble, clean, and lubricate if possible; replace the gearbox if the worm gear is stripped.

Replacement Cost & What’s Included

Service Typical Range in Santa Clara What’s Included
Single window sash replacement (IKO-compatible) $450-$1,200 Removal, disposal, new sash, balance hardware, interior/exterior trim touch-up
Insulated glass unit (IGU) replacement $280-$650 Measure, order, install new IGU with warm-edge spacer, reseal sash
Sliding door roller carriage replacement $320-$780 Remove panel, replace carriage, adjust strike height, lubricate track
Multipoint lock hardware replacement $380-$920 Remove old hardware, machine if needed for aftermarket fit, install, test all locking points
Full window replacement (per opening) $800-$2,400 Remove existing unit, install new construction or replacement window, flash, trim, interior finish
Full window replacement (whole-home, 8-15 units) $4,500-$15,000 Complete removal, disposal, installation, trim, cleanup; written scope with fixed price

The range depends on three factors: whether we’re matching an existing part or replacing the full unit, whether the original installation used proper flashing (many Santa Clara tract homes from the 2000s didn’t, which we correct), and whether the interior trim can be preserved or needs replacement. Under Clause 1 of the Haven Standard, you receive a written price before any work starts - every time, with no call-for-pricing runaround. Our 365-Day Done Right Promise covers the installation and hardware function; the glass itself carries the manufacturer’s warranty against seal failure.

DIY or Call Us?

There’s a clear line between what a homeowner can safely verify and what requires the tools and training we bring.

Safe to check yourself: Clean the track and rollers with a dry silicone spray (not WD-40, which attracts grit). Verify the lock lever isn’t obstructed by shifted trim. Check the window label - it’s usually in the head jamb or on the glass spacer - and photograph it. That photo saves us 20 minutes of detective work and gets you a faster quote.

Stop and call: Any repair involving sash removal on a window above ground floor. The balance system is under spring tension; releasing it without a sash brake can send hardware into your face or through the glass. Sliding door panels weigh 80-150 pounds; tilting them to access rollers risks back injury and glass breakage. And any IGU replacement requires proper desiccant-filled spacers and argon fill - done wrong, you’ll have fog again in two seasons.

Measure twice, document once, and never assume the last contractor left things square. Call (669) 259-1843 to schedule your free estimate. We’ll inspect, photograph what we find, and put the repair scope and price in writing before any work starts.
